Trim that reads custom on a Dandridge job

Dandridge trim work comes in two flavors. On the Douglas Lake side there are waterfront and second-home customs with vaulted great rooms and long window walls, where the trim line is the first thing a buyer's eye follows across the room. In town, the National Register historic district around the 1845 courthouse runs on renovation, where new casing and crown have to read like they belong in a house that's been standing since the 1800s. Dunn Trim Co. installs both. We come in behind your crown molding and trim spec and make it real, whether that's a stacked cornice in a lake-house great room or a plain flat casing matched to an old profile downtown. We're install-only, so profile and layout selection stays with your builder or designer.

Coped, mitered, glued, and scribed

Inside corners get coped. A back-cut cope tucks tight and stays tight when the framing moves through a humid summer off the lake, where a 45 on 45 opens a hairline gap by spring. Outside corners get mitered and glued so the return reads as one continuous piece. Long walls, common in these open lake floor plans, get a scarf joint cut on a bevel and landed over a stud, so a run of crown never shows a butt seam. And because almost no wall in a real house is dead straight or plumb — least of all in a two-hundred-year-old part of town — we scribe to what's actually there: base scribed down to an out-of-level floor, casing held off drywall that bows at the corner bead. It runs slower than nailing and caulking, and most crews skip it.

Matching trim in the historic district

A remodel downtown looks wrong the moment the trim doesn't match. An old Dandridge house carries a specific casing and crown profile, a door proportion, and a reveal that sets the tone for the whole room, and a modern profile dropped in next to it reads new immediately. We identify the existing profile, profile-match the stock, and blend new runs into old so the transition reads as original. Reveals get set off the actual opening rather than a nominal number, and we scribe the new work to the settled walls and floors an old house hands you. Our field note on crown profiles and when to use them walks through matching profile scale to ceiling height, which comes up on both the tall lake rooms and the older downtown ceilings.

Built for the builders, and honest about pricing

Most of our Dandridge work runs through general contractors and custom builders who want a trim sub that shows up clean, protects finished floors, and closes out a punch list. We coordinate with cabinet shops and designers so the trim is accounted for before install day, and homeowners renovating an older in-town house reach us too, usually through their designer. As a rough planning number, crown typically runs about $5–12 per linear foot installed and baseboard about $3–8 per linear foot, depending on profile, build-up, and paint-grade versus stain-grade; built-up cornices, coffered work, and heavily scribed historic rooms sit at the top of that range or get quoted on the specifics. Dandridge is a routine run east of our Knoxville base off I-40, so the drive doesn't move the number. Questions

Moulding & Trim in Dandridge, answered.

Yes, and the historic-district homes are satisfying ones to trim. The old stock around downtown Dandridge has settled over a century or more, so walls and corners are rarely square. We match the existing casing and crown profile so new runs read as original, cope inside corners rather than forcing miters that would open, and scribe to the real wall instead of burying a gap in caulk. It runs slower than caulk-and-go, and we quote it room by room once we've seen how far out of square things are.
